5 Signs Your Home Seller Will Negotiate More

As you get ready to fall-in-love with a new home, it’s important to keep your business face on and look for signs that the seller is going to be willing to negotiate. Here are a few signs to look for when you get ready to put an offer in on a house.

  1. Listing Giveaways: When you read the listing, read in-between the lines for key phrases that might giveaway the seller’s motivation to sell. Things like “reduced price”, “priced to sell” or the obvious “motivated seller” will clue you into the likelihood that this seller might be ready to make you a good offer.
  2. Ask the Agent: This may seem like an obvious one, but a lot of people miss it. You can always ask the seller’s agent how motivated the seller is to sell. They may point blank give you an answer or they could tiptoe around. Listen for things that aren’t said, if the agent seems evasive.
  3. Days on Market vs. Listing Days: Look at the days the home has been on the market versus the number of days it has been listed. If these numbers don’t match up, it could mean a buyer has backed out of a deal, so the home had to be re-listed. If this happened, the seller is probably getting tired and may be ready to negotiate.
  4. The Properties Condition: If the property is vacant, you could assume the seller is either paying double-mortgages or an additional rent – which would make them more motivated. If the property’s condition isn’t ideal, this is another clue that it might be a fast sell.
  5. Extras: If you notice that there are extras mentioned in the listing like TVs, furniture, etc. this could be a sign that the seller is ready to “sweeten the deal” – and could be in the mood to make a deal.
